Why does a roof age faster in Mesa than almost anywhere else?
Two forces do most of the damage here, and they work on completely different schedules.
The first is heat and ultraviolet exposure. The National Weather Service office in Phoenix puts the normal average high for July at roughly 106 degrees, and roof surfaces run far hotter than the air above them. The U.S. Department of Energy notes that a conventional roof can reach 150 degrees or more on a sunny summer afternoon. Materials sitting at that temperature all day and then cooling off overnight expand and contract on a daily cycle, year after year. That cycling is what dries out asphalt binders, opens hairline cracks in concrete tile, fatigues sealants, and loosens fasteners.
The second is the monsoon. The National Weather Service defines Arizona’s monsoon season as June 15 through September 30. During that window the Phoenix metro sees microbursts, which the agency describes as localized downdraft winds that commonly reach 50, 60, and 70 miles per hour. NWS Phoenix documented a 64 mile per hour gust at Sky Harbor during an August 2024 storm. Add the one to three dust storms the Valley typically sees each summer, and a Mesa roof gets sandblasted, baked, and then hit with wind-driven rain, all in the same season.

The tile rows matter most in Mesa, because so much of the housing stock is tile. The tile is not the roof. The waterproofing layer is the underlayment underneath it, and that underlayment has a shorter life than the tile above it. The dividing line is rarely a single defect. It is whether the roof still has a working waterproofing layer. Once that layer is done, patching only buys time.
What can I safely check myself?
Plenty, as long as you stay off the roof. Tile breaks under foot traffic when it is not stepped on correctly, and hot asphalt shingles scuff and lose granules under shoes.
From the ground: walk the full perimeter with binoculars. Look for slipped, cracked, or missing tiles, dark streaks, lifted shingle edges, and daylight showing through anywhere along the eaves. Check the gutters and the splash zones beneath downspouts for granule accumulation.
From the attic: pick a bright day and go up without a flashlight on at first. Daylight through the deck means an opening. Then use a light and look for dark staining on the underside of the sheathing, rusted nail shanks, and compressed or damp insulation. Staining that is dry to the touch is old; damp staining is active.

Does an aging roof really raise my cooling bill?
It can, though the roof is only part of the system. Three things work together: the surface that reflects heat, the attic ventilation that lets hot air escape, and the insulation on the attic floor.
- Surface. The Department of Energy notes that a reflective roof surface can run more than 50 degrees cooler than a conventional one under the same summer sun. The Cool Roof Rating Council reports average cooling cost savings for cool roofs of roughly 7 to 15 percent.
- Ventilation. The International Residential Code sets a baseline of 1 square foot of net free ventilating area per 150 square feet of attic, with a 1:300 allowance when vents are properly split between the upper and lower portions. Blocked or storm-damaged vents quietly undo that.
- Insulation. ENERGY STAR recommends about R-49 for an uninsulated attic in Climate Zone 2, which covers the Phoenix metro. Many older Mesa attics fall well short.
If your bills climbed and nothing else changed, check all three rather than assuming the roof surface is the culprit.
When should I schedule the work?
The cooler months from fall through spring are generally preferable for installation, both for material handling and for crew safety.
